Regulations and Districts

    The unincorporated area of Jefferson County is zoned and building permits are required. The County was zoned in the late 1960's and the current Zoning and Subdivision Regulations were adopted in 1995. The County is also a participant in the National Flood Insurance Program.

    The public is encouraged to phone or email the Planning and Zoning office to inquire about the process for obtaining a building permit. Verification can be made regarding a parcel's eligibility for a building permit. The parcel can be checked for zoning compliance, potential floodplain areas and access onto the property. Contact information may also be obtained regarding rural water availability, permitted access requirements from a county road or state highway system and on site wastewater systems.

    The office is located in the basement of the Jefferson County Courthouse. Hours are 8:00 a.m. to 6:30 p.m. on Monday and Tuesday through Friday from 8:00 a.m. to 4:00 p.m. You may contact the office by phone at (785) 863-2241 or send an email to jcpz@jfcountyks.com.     The purpose of land use regulations is to protect the health, safety, and welfare of the general public. We encourage the public to contact our office when looking to purchase land for building in the unincorporated area of Jefferson County.

AG   Agricultural, 40 acres +.
RR   Rural Residential, 10 to 40 acres.
SR   Suburban Residential, 1 to 10 acres.
R-1   Single Family Residential, 20,000 sq. ft. to 1 acre. requires central water and sewer.
V-1   Village
